Guaranteed Rental Scheme
Our guaranteed rental scheme differs from standard agents as we guarantee your rent for the entire agreement. This means no more voids, no inventory costs, no tenant finding or referencing fees, no more marketing and most importantly, no more stress or worry. Your property income will not only be higher, but entirely passive.
This works by you having one tenant for the entire agreement, US! We then manage your property and pay you the agreed monthly rent to you on the same day each month. We manage your property and may even complete a light refurbishment to bring it up to our high standards. Our dedicated team are on hand to advertise, market and manage your property resulting in your having an entirely hands off investment.
We are members of the National Residential Landlord Association , Property Redress Scheme and the Information Commissioners Office. This provides you with the reassurance that we are regulated and will look after your property with care and attention.
Rental Income Guarantee
Standard agents do a fantastic job at managing residential properties but are not able to guarantee your rental income. The average rental property is void for six weeks per year. Based on a rental income of £800 per month, this is a cost to you as the owner of over £1,400 per annum.
There are also several other costs associated with hughstreet agents that we do not charge, these include; tenant finding fees, management fees, inventory and maintenance.
Our agreements are usually three to five years but are negotiable. This provides your with the peace of mind that the property is in safe hands for a sensible period of time with no need to search for new tenants.
We can also add break clauses to the agreement, allowing you to end the agreement if you wish.
All aspects of routine management and maintenance are organised by our team. We are on hand to answer all tenant queries, so that you don’t have to.
Some properties require a light refurbishment to meet our high standards. This usually includes, painting, decorating and deep cleans. This is completed entirely at our expense.
Your Questions, Answered...
Q How can you guarantee my rent?
A We are able to do this by renting your property on a mid to long term basis for an agreed rental. We then rent rooms on individual AST agreements to our thoroughly vetted tenants and pay all bills and the rent to you.
Q Can I inspect the property?
A Absolutely! You are welcome to inspect the property at anytime, by providing adequate notice. Our team also complete regular inspections of all our properties to ensure that they are well looked after and are in good condition.
Q What are the costs to me? Do I pay council tax or utilities?
A All bills, including council tax and utilities are paid for by JENROSS Homes. Your only cost is buildings insurance, as the registered owner.
Q Does the property need to be furnished?
A We accept properties that are full, part or un-furnished.
Q How is the landlord paid?
A You are paid on the same agreed day each month via standing order. Your rent is guaranteed.
Q Who are the tenants and will the property be kept in good condition?
A All tenants are thoroughly vetted prior to moving in and regular inspections are completed to ensure the property is well looked after.
Q Can I use my current high street agent?
A Yes, we also work with high street estate letting agents and would be happy to work with them to manage your property.
Q How quickly can we take a property on?
A We will firstly view your property and discuss this with you. Once we are in agreement a management contract will be shared with you and we will be able to take over the management of the property as soon as the contract is signed.
Q Can I end the agreement early?
A Our agreements include break clauses to allow you to end the agreement early if needed.
